Over the last 25 years, that is one lesson we’ve seen repeated time and again across estates throughout the UK.

As Garland UK marks its 25th anniversary, it provides an opportunity not only to reflect on our own journey, but also on what we have learned from working alongside building surveyors, facilities managers, architects, contractors and asset owners responsible for protecting some of the UK’s most important buildings.

Looking beyond the immediate problem

When Garland UK was founded in 2001, the roofing industry looked very different.

Sustainability targets were not driving investment decisions. Solar PV was rarely part of the conversation. Building owners had fewer tools available to understand the condition and performance of their roofing assets.

Yet despite the changes that have transformed the industry, one challenge remains remarkably consistent. Balancing immediate pressures against long-term building performance.

Facilities and estates teams continue to face increasing demands to control budgets, maintain compliance, minimise disruption and extend the life of ageing assets. In that environment, roofing decisions are often about far more than waterproofing. They are about risk management, lifecycle planning and protecting long-term investment.

That understanding has shaped Garland UK’s approach from the very beginning.

“We’ve always believed that the real value of a roofing system isn’t measured on the day it’s installed. It’s measured over decades of performance.”

Building a business around service

Garland UK was founded with a clear vision to bring a more technically led, service-driven approach to roofing and building envelope projects.

At a time when specification-backed support was far less common, the focus was placed on helping clients make informed decisions and supporting projects from initial survey through to completion and beyond.

The early days were far from glamorous. Reflecting on the company’s beginnings, Tim recalls,

“I painted the small office and warehouse building myself. I laid the carpet myself. When the first delivery of roofing materials arrived, we didn’t even have a forklift, so we unloaded the truck by hand.”

Those humble beginnings laid the foundations for what would become a national organisation.

The first employee joined the business in 2002. By 2007, Garland UK had achieved national coverage, providing dedicated technical support across the country. In 2017, the company moved into its Avonmouth headquarters and logistics centre, creating the infrastructure needed to support continued growth.

Today, Garland UK supports projects across education, healthcare, commercial, residential and public sector estates nationwide. Much has changed since 2001, but the foundations of the business remain the same. Providing honest technical advice, building lasting relationships and supporting clients for the long term continue to shape the way Garland UK operates today.

The importance of accountability

One of the biggest changes over the last 25 years has been the increasing complexity of construction projects.

Buildings are expected to perform harder and for longer. Compliance requirements have evolved. Sustainability targets have become central to asset strategies. Building owners need greater confidence that investments made today will continue delivering value years into the future.

In response, roofing has evolved from being viewed purely as a construction package to becoming a critical component of wider asset management strategies. Yet one lesson continues to stand out. Accountability matters.

Projects are most successful when responsibility is clear, communication is consistent and expertise is available throughout the life of the asset.

This belief underpins Garland UK’s service model, where every project is supported by a dedicated Technical Manager who remains involved from initial survey through to completion and ongoing support.

For clients, that continuity helps reduce uncertainty and supports more informed decision-making throughout the life of the building.

Adapting to changing priorities

Over the last two decades, expectations of the roof itself have also changed significantly.

Today, the roof is no longer viewed simply as a weatherproofing layer. It is increasingly recognised as a strategic asset capable of contributing to wider building performance objectives.

As organisations work towards carbon reduction targets and improved operational efficiency, technologies such as green roofing and integrated solar PV systems are becoming increasingly important parts of the conversation.

While products and technologies continue to evolve, the underlying objective remains the same. Helping building owners protect their assets for the long term.

The role of people

Perhaps the most important lesson from the last 25 years has little to do with roofing systems at all. It is about people.

The relationships built with clients. The trust developed through successful projects. The colleagues who have built careers within the business. The partners who continue to work alongside us year after year.

Looking ahead

The challenges facing building owners and estates teams are unlikely to become any simpler.

But while technologies will continue to advance, some principles remain timeless.
